Case Study: Taking Over a Rhodes Corporate Floor Mid-Lease

In May 2026 a facilities manager responsible for a 1,400 square metre corporate floor in the Rhodes NSW 2138 office precinct rang with a problem that had a date attached to it. Their cleaning contractor had given notice and effectively stopped attending, mid-lease and mid-quarter, leaving nine business days before the standard on a client-facing floor visibly collapsed. Why nine days is normally impossible

A corporate floor is not a small suite with a key under an arrangement. Before anyone touches a bin there is a queue of gates to clear:

  • Contractor registration and site induction with building management
  • Certificates of currency for public liability and workers compensation, filed and accepted
  • After-hours lift and floor access provisioned per cleaner, not per company
  • Loading dock booking windows agreed for equipment and consumables delivery
  • Police check verification for every cleaner assigned to a client-facing corporate environment
  • A written scope for 130 desks, six meeting rooms, two kitchens, four bathrooms, a wellness room and reception

Most providers run those steps in sequence, which is why the realistic answer to a nine-day mobilisation is usually no.

What made it work

Two things. First, we ran the induction, insurance and access workstream in parallel with the scope walkthrough rather than after it, with the supervisor handling building management while the account manager sat with the facilities manager room by room. Second — and this is the part that cannot be manufactured on short notice — the crew already existed. Our vehicles were running Newington and the surrounding 2138 suburbs nightly, so this was a stop added to a live route rather than a new route built from nothing. Staffing was drawn from cleaners already police-checked and already working within twenty minutes of the site.

Restoring the standard, then holding it

A floor abandoned for a fortnight needs a restoration clean before an ongoing program can hold any standard, and we quoted that separately rather than burying it in the monthly figure: full kitchen degrease, bathroom descale, high dusting, glass and partition detail, and extraction of the reception and lift lobby traffic lanes through our carpet cleaning program. From there the nightly routine took over — zoned colour-coded equipment, high-touch disinfection at labelled dwell times, and a signed record each visit, with a monthly supervisor photo audit to the facilities manager.

Commercials and what happened next

  • Priced within the standard $32 to $45 per hour commercial band as a fixed monthly figure, month-to-month with 30 days notice
  • Marginally below the departing contractor, because consumables moved to cost plus handling and periodic work was unbundled into scheduled projects — the structure explained on our rates page
  • Restoration clean quoted separately and once only, rather than amortised invisibly across twelve months
